Commissions have been a long accepted practice for real estate agents and firms in selling a home. Something that is important to know is that the agents usually do not get the entire commission. These are usually split between the Listing Firm and the Selling Agents Firm. What’s the difference?
- LISTING FIRM – This is the Agent/Firm that actually put the listing on the market and represents the Seller.
- SELLING AGENT/FIRM – This is the Agent/Firm that brings the Buyer.
The Seller often pays the total commission. That commission is then split between the 2 Firms. The brokers/agents then get a portion of their firm’s commission. In this scenario, you are paying the firm first, then the broker/agent.

Some firms offer flat fee’s. This is a one price, transparent method to list your home. However, some firms that offer low prices also offer minimal services. Some are just an MLS listing only. All you get on this is your home advertised on the MLS. That’s it. No real representation nor assistance through the process. BEWARE of scams and unlicensed (out of state) NC wholesalers. It is illegal to receive money for the sale of real estate in NC unless you are a licensed real estate agent with the NC Real Estate Commission, or unless it is your own, personal property.

- Document Research and requests
- Document Prep
- Showing preparation (turning on lights, adjusting temperature, blowing off leaves/debris, etc)
- Showing representation (being onsite to answer questions, show property lines, and more)
- Reviewing of Offers to Purchase
- Negotiation assistance
- Electronic Signature Requests (making the process simple)
- Working with your attorney – (sending documents and communication)
- Reviewing settlement (closing) statements
